1. Know what you can afford. Talk to a lender and get a pre-approval letter to present to the seller when making an offer on a home
2. Prioritize your needs and wants in a home. Decide what is most important and what is least important and decide in advance where you might be willing to compromise
3. Decide what type of neighborhood you would like to live in and what neighborhood amenities would be important to you
4. Ask your realtor to prepare a comparative market analysis of the neighborhood for you, once you have found a home on which you wish to make an offer
5. Hire a licensed, professional home inspector for an initial property inspection after your offer has been accepted
6. Use a roof inspector to examine the roof structure and to check for conditions conducive to water penetration
7. Consider having licensed, professional contractors to further examine any areas of concern
8. If the home is in a homeowners association, ask for and review all relevant documents such as covenants, conditions and restrictions (CC&Rs), by-laws, financial statements, etc.
9. Confirm your insurability, as well as the insurability of the property itself, with your homeowners insurance agent during the inspection period
10. Work with a real estate agent with whom you have a rapport, and whom you feel you can trust
